An Environmental Baseline Assessment is vital for industrial leases. We evaluate and document the exact environmental condition of a site’s land, soil, groundwater, and building fabric right before a new tenancy begins.

How LRM Conducts an Environmental Baseline Assessment
Our RICS-regulated environmental specialists deliver a comprehensive, end-to-end evaluation designed to be attached directly to your lease agreement:
1. Desk-Study & Historical Site Audit
We analyze historical land use records, EPA registries, trade waste permits, and past dangerous goods licenses (such as Underground Petroleum Storage Systems - UPSS).
We review existing council records and historical environmental reports to flag high-risk legacy activities (e.g., fuel storage, chemical manufacturing, metal plating).
2. On-Site Physical Inspection & Hazard Mapping
Building Fabric Audits: We inspect structures to identify and record existing hazardous materials, including asbestos-containing materials (ACM), lead paint, and synthetic mineral fibers.
Surface & Infrastructure Checks: We document current ground staining, assess the integrity of chemical bunding, and inspect trade waste pits, drainage systems, and interceptors.
3. Targeted Environmental Sampling (Phase 2 Testing)
Where high-risk operations are identified, LRM conducts targeted soil, soil vapor, or groundwater testing.
We establish baseline laboratory concentrations for total petroleum hydrocarbons (TPH), BTEX, heavy metals, solvents, and PFAS to verify existing contamination levels.
4. Defensible Baseline Report & Lease Annexure
We compile a detailed technical report complete with date-stamped photographic evidence, GIS site mapping, and lab analysis.
The final document is structured specifically for inclusion as a legally binding Schedule in your Agreement to Lease or Deed of Lease.
