Investor-grade technical due diligence

LRM’s founder and Managing Director, Luke Sonnex, spent more than two decades delivering projects for leading investors and the Victorian State Government’s development agency.

His time as Director of Technical Due Diligence at KPMG‘s Melbourne office and acting Director at Development Victoria has taught him a lot.

“I’ve worked with some of the most advanced real estate companies in Australia, the U.K., New Zealand and Singapore.”

He saw the meticulous detail sophisticated investors go to before committing to a purchase and how it pays off.

“The issues I identified from extensive technical due diligence investigations, through building inspections and data analysis, helped my clients negotiate lower prices and significantly increasetheir risk adjusted rate of return.”

After working in the industry for more than 20 years Luke saw a divide. Smaller investors or businesses without real estate experience rarely got the advice they needed and really suffer as a result.

“You hear about people purchasing without seeking any advice or even inspecting the property themselves. Then finding out they’ve bought a nightmare. I really feel for them.”

“They don’t appreciate that when you buy a property you don’t just own the building, you own all the risks and liabilities too”

Luke created LRM to bring investor-grade technical due diligence and pre-purchase building inspections to a wider audience.

“I want everyone to have access to quality advice, from the sophisticated investors at the ‘top of town’ to the smaller businesses, charities and investors. LRM makes this possible.”

“We use new technologies like artificial intelligence (AI) to bring the latest research and analytics to our clients.”

“Our progressive working methods keep our overheads down so we can pass on savings and bring cost effective advice to more people.”
