What We Do

LRM’s technical due diligence services are tailored to your needs and we have different levels of reporting to suit any budget.

A normal assessment may include:

  • Building Structure & Fabric: Inspection of structural elements (e.g. slabs, walls, roof structures) to identify issues like structural failure, overloading, or water ingress. We also assess external finishes, roof coverings, cladding and window systems etc.

  • Building Services: Evaluation of mechanical, electrical, fire, hydraulic and vertical transport systems that constitute a significant part of operational maintenance costs and capital replacement and impact usability, thermal comfort, tenant retention and financial viability.

  • Regulatory Compliance: Review of applicable building codes to identify non-compliances and set out the implications, including accessibility, fire safety and other key requirements.

  • Environmental Risks: Investigation into land contamination, hazardous materials (e.g. asbestos, toxic chemicals) and other environmental risks. Particularly relevant to industrial assets or land formerly used for heavy industry.

  • Expenditure Forecast: Estimation of future operational expenditure and capital costs required to maintain performance over a 10–15 year timeframe.
